We actively work with the different types of relocation home sale processes (Appraised Value, Amended Value, Buyer Value Option, etc.) and its requirements, including the 11 key elements for relocation home sales to ensure IRS compliance. Once a transferring employee has been assigned, the designated agent will immediately contact the transferee, schedule an appointment and complete the ERC Broker Market Analysis and the Agent Property Market Assessment Form. To send the information, the agent will take pictures of exterior & interior of the home as well as the front/rear/side yards. Our relocation department monitors every transaction and serves as back-up in case of emergency.
Whenever necessary, our agents are prepared to work after business hours. The transferee will have access to our comprehensive marketing program which includes a staging consultation, top of the line professional photography and virtual tours, which combined with a multi-channel marketing plan, will minimize marketing time and maximize the sales price of the home. This includes state of the art Internet exposure with multiple websites, contracts with the top property listing portals, search engines, IDX optimization, virtual tours, direct mail and targeted social media campaigns. We don’t take a “cookie cutter” approach to marketing our listings. Our professionals are experts at detecting the features that make a property unique and prepare a customized marketing plan targeted at the consumers with matching preferences. Our listings have preferential display and are enhanced in the most important portals (Realtor.com, Zillow, Trulia, etc.).
Our agents will assist the employees in pricing the home so that it will sell within the marketing period designated by the corporation and RMC. We also keep the RMC and/or corporation constantly informed via e-mails, copies of documents and Periodic Market update reports. Once the property is on the market, we keep the transferee and RMC informed of all offers presented. We will coordinate with the RMC to ensure that an accepted offer is handled according to the type of home sale program for each employee. Our agents will visit the property periodically to identify and quickly solve any items that need to be addressed (pest control, pool maintenance, landscaping, etc), especially once the property has been conveyed to the corporation or RMC.
